How to choose
- AML first. Most estate agency businesses are supervised by HMRC for anti money laundering. Ask each supplier exactly which checks they run and what evidence you keep.
- Done for you or done by you. Some suppliers run the checks for you, others give your team the tools and guidance. Decide how much you want to keep in house.
- Client experience. Onboarding is often the first thing a new vendor sees. Ask for a test run as a client.
- Coverage. Lettings rules differ in Wales and Scotland. Check the supplier covers where you trade.

How we ranked them
Every supplier on this page is ranked by its Kerfuffle Evidence Score, built only from reviews UK estate and letting agents have left on Kerfuffle. Nobody can pay to change their position.
The score combines three things.
- Rating, 45%. The average star rating, adjusted so a supplier with a handful of five star reviews cannot outrank one with hundreds of consistently strong ones.
- Volume, 40%. How many agents have reviewed the supplier.
- Sentiment, 15%. What agents actually wrote. An Ai language model reads every review and scores it from 0 to 100 on its wording alone, ignoring the stars, so an agent who never gives five stars but clearly loves a supplier still counts in their favour. 50 is neutral and 90 or above is enthusiastic advocacy.
Recent reviews count for more, because they say more about the service agents get today. A review from the last 12 months counts in full, one that is one to two years old counts two thirds, two to three years old one third, and anything older 10%. This applies to all three measures above. Ages are measured at the end of the quarter, so a review counts in full for a whole year and there is nothing to gain from timing reviews.
Duplicate listings for the same company are merged and duplicate reviews are removed before scoring. Suppliers need at least five unique agent reviews, published by the end of the quarter, to be ranked. Suppliers below that are not yet ranked.
This edition covers Kerfuffle reviews published up to 30 September 2026. We refresh these pages every quarter.
Q3 Autumn Rankings awards. Awards come from the same review evidence as the ranking and cannot be bought. Each award below has at most one winner per category.
- Leader. Ranked No. 1 in the category.
- Runner Up. Ranked No. 2 in the category.
- Highest Rated. The best adjusted star rating, among suppliers with at least 15 reviews.
- Momentum Leader. The most agent reviews in the 12 months to the end of the quarter.
- Agents Love Us. The warmest review wording on the sentiment measure above, among suppliers with at least 15 reviews.
- Rising Star. A ranked supplier whose first Kerfuffle review arrived in the 24 months to the end of the quarter.
- Most Reviewed. The most agent reviews in the category.
On this page, Highest Rated and Agents Love Us also need at least 24 agent reviews in the 12 months to the end of the quarter, about two a month. Where no supplier meets that, the award is not given this quarter. From the next edition, Momentum Leader will need the same 24 reviews.
Q3 Autumn Rankings standards. These are not contests. Every ranked supplier that meets the standard earns the badge.
- Highly Rated. An average of 4.8 stars or more from at least 15 agent reviews.
- Consistently Reviewed. At least five agent reviews in every month of the quarter.
Our independence
Some suppliers on this page pay Kerfuffle for membership or marketing. That has no effect on the ranking, which is calculated from review data alone. Any paid feature will always be labelled as sponsored and shown separately from the ranking.
Questions agents ask
What is the best AML service for estate agents?
On current Kerfuffle review evidence, Kotini leads, with a large number of agent reviews in the last 12 months, many of them about its ID and AML checks. Smart Compliance offers a fully managed AML service.
Do estate agents have to do AML checks?
Yes. Estate agency businesses must register for anti money laundering supervision, usually with HMRC, and check their clients. Letting agents are covered for lets of 10,000 euros a month or more. A supplier can run the checks, but the agency stays responsible.
Why is this list shorter than others?
We only rank suppliers with at least five Kerfuffle agent reviews in this category. More compliance suppliers will appear as agents review them.
