Here at Kerfuffle, we like to cut through the industry fluff and find out what is really going on at the coalface. So, we recently polled agency leaders across the UK to uncover their biggest data migration fears, frustrations and the true cost of switching software.
The results? We unearthed a massive industry headache, and a whopping opportunity most agents are completely missing.
The migration fear factor
When we asked agency bosses what scares them most about switching CRMs, the answers were loud and clear: nobody wants to spend months doing digital housework.

said their biggest fear was months of manual data entry.

It turns out agents are not afraid of learning new tech. They are afraid of the massive productivity drain that comes with moving it.
The reality: “We had to clean the data ourselves”
For those brave souls who actually bit the bullet and changed CRM systems in the last two years, the reality was not much better than the fear.
- 38.5% ended up having to clean and manually re-enter data themselves.
- 26.9% got hit with unexpected fees for data exports.
- 26.9% suffered from data moving, but not actually working, including broken financial ledgers, missing compliance notices and unmapped lettings fields.
- 23.1% said the migration took months longer than promised.

The £100k+ elephant in the room
Here is where things get really interesting. We asked agents how much revenue they reckon is currently sitting dormant in their past valuation leads and old customer databases.
82%+
of respondents admitted they are sitting on untapped gold.
- 32.4% admitted their database is basically just a digital filing cabinet.
- 26.5% said they know the revenue is in there, but they just cannot find it.
- 32.4% estimated they could easily book 20+ valuation opportunities a week if they had the tech to activate it.
Think about that for a second. In a market where every single instruction counts, over 80% of agencies have years of client history gathering digital dust because their CRM treats data like an archive rather than an asset.
