At Pattinson Auction we endeavor to make our Partner Agents’ lives easier. Here are some ideas and anecdotal tips from existing partner agents for discussing auction with clients.



· Be prepared to confidently discuss all options-of-sale with your clients. They may well be seeking auction, but simply know little about the process. Inform yourself if required so your knowledge shows. The more information you can provide them with, the better.

· Often, it is not what you say, but how you say it counts, so arm yourself with the relevant information and have conviction in your voice as you relay it! Pattinson Auction are on hand to administer training to all our Partners, to help give them confidence when discussing the auction option.

· Many agents relate to Pattinson Auction as a department within their business, and as experts in auction. They then have no issue with informing clients that they will have an auction expert to provide a full brief on the facility.

· Ask questions! It shows you care about your clients’ wants and needs, plus it opens conversations and keeps discussions going. Do not assume that every seller is seeking the highest price possible for their property. Many sellers require a definitive timeline to sell, and/or certainty of sale. People like to feel heard and understood, so give them a chance to speak, and try to solve any of their queries and concerns. Let your clients feel that you are there to provide a solution, and often, selling at auction is an unexpected solution for them.

· Always listen to what your client has to say, and then proceed to tailor your pitch to suit their questions and concerns. It is rare to get objections through this process of treating every client with a unique approach to suit their circumstances, and not a one-size-fits-all situation.

· Keep a close eye on competition and what they offer their clients in relation to fee levels and service provision. Do not be afraid to emphasize what is unique to you. Why should they choose you to represent them? Identify your USP (Unique Selling Proposition). Would you like to obtain the maximum price in today’s market, all with the security of a non-refundable payment made from a motivated buyer; and all with no estate agency fees to pay?”
