There's never been a better time to get into the UK real estate market.

Propelled by the stamp duty holiday, houses flew off the market at record-breaking prices. In a study carried out by Halifax August 2021 House Price Index, the average property value in the UK reached a staggering £262,954 this year.

With the cost of properties at an all-time high and property stock at an all-time low, more people have entered the rental market. However, this market has also seen a significant rise in prices post-pandemic. The average UK rent is now at a record-breaking £1,007 per calendar month, this figure is up 5.9% compared to 2020, according to research by Homelet.

With businesses now able to operate remotely, many people have left urban living for more rural locations, prioritising outdoor space over city dwellings. With the ‘work from home’ availability offered by many companies, it’s easy to see why people have flocked to areas such as the North East, South West, and Wales. 

Closing the gap between agents and landlords

Covid19 has had a huge impact on the UK housing market including a shift in buyer demand, completion speed, automation, and property stock. One of the biggest shake-ups was also the drop in rental desire for inner-city dwellings. Once competitive and sought-after locations like London have seen a significant drop in rental prices for the first time, with a -9.4% rental growth compared to pre lockdown figures according to Landlord Vision.

It is well known that most private landlords choose to manage their properties without the involvement of estate agencies.
