The market share of the UK's leading estate agency CRM systems has been revealed by Kerfuffle, the proptech marketplace for estate and letting agents.
The analysis shows how many offices use each CRM, cutting through the marketing hype to give agents a clearer picture of the systems competing to sit at the heart of their technology stack.
Alto takes the top spot with 6,000 offices, followed by Reapit with 5,200 and Street with 2,700.
The data, published in the Kerfuffle CRM Guide 2026, provides an independent picture covering 18 of the sector's principal CRM providers. Each supplier has been asked to confirm the number of offices it currently serves.
Figures confirmed directly by suppliers carry a green 'verified' tick. Where a supplier has not confirmed its figure, the entry is clearly marked 'unverified' and uses the company's most recently published office count.
The guide also compares, on a like-for-like basis, what each vendor says its platform provides, including how it connects with the wider proptech ecosystem.
Supplier submissions are published unedited unless Kerfuffle identifies an obvious inaccuracy, while independent feedback comes from the agents who use the products every day.
Rather than naming a single best CRM, the guide is intended to serve as a market map, helping agencies identify the systems that most closely match their needs before entering detailed conversations with suppliers.

The CRM Guide 2026 is part of a rolling series of ebooks published by Kerfuffle showing agents the best suppliers in the industry, with several more coming in the next few months.
Also highlighted is the growth of PropTech That Pays, Kerfuffle's supplier-demo platform, which is now used by more than 1,000 estate agents.
The service allows agents to select the suppliers they genuinely want to explore, attend a full demonstration and provide structured, honest feedback in return for a fee set by the supplier.
Agents are under no obligation to purchase, while suppliers control their qualifying criteria and approve every booking. A minimum 5% of the fee will go to Agents' Giving with the option for agents to increase that share if they wish.
