Recently, we spoke with Chris to find out more about how Spectre has helped him win more instructions, delight clients, and boost his agency’s brand awareness.

The Challenge

Like many agents, Chris found canvassing to be the most reliable way to generate leads. 

At his last agency, canvassing was done manually, and required significant investment of both time and resources – which just wasn’t scalable. 

“We employed someone to do something like 1,000 letters a week, and I used to do the weekly on-market letters manually. 

This meant a lot of time going through Rightmove Plus, working out how long a property had been on the market, and then sending the letters. I had a good system, but this still took hours and became very tiresome.”

When he became a Nested partner, Chris inherited another prospecting tool – but found that this wasn’t much more intuitive than canvassing manually. 

With this tool, Chris found he had to manually upload PDFs of the letters he wanted to send to prospects, and that he wasn’t able to make quick changes in the system. 

This was cumbersome, and was eating into Chris’ valuable time – that could be better spent elsewhere. 

The Solution

After other Nested partners recommended Spectre, Chris requested a demo.

Spectre allowed Nested to streamline their current canvassing process by automating their direct mail campaigns so they’d send at agreed-upon ‘trigger’ times, e.g. when a home had been on the market for 5, or 8, weeks.

With Spectre, Chris could also augment his 20:20s with Spectre’s AI propensity to sell model, instantly selecting the properties most likely to instruct.

“I much preferred the features that Spectre had. The 20:20 and Campaigns features in particular stood out to me – especially Buyer Letters. They really help narrow down the best properties for a potential client.

With Spectre, it’s much easier to quickly generate and edit letters and campaigns within the platform, rather than manually upload PDFs of letters every time, which was incredibly frustrating. With Spectre, it’s all automated and very straightforward.”

Chris also found that Spectre’s award-winning customer service team made getting campaigns, triggers, and lettings set up and ready to nurture leads easier than anything he’d used before:“The customer service is very very good – whenever I send an email, someone always answers within just 2 or 3 minutes.”

The Results

Since adopting Spectre, Spectre has increased Nested Chislehursts’ instructions by 25%,  and allowed Chris to start scaling his canvassing efforts more efficiently.

“[Spectre] has certainly helped me deliver the type of canvassing I’ve always wanted to do, and I’ve seen instructions come directly from Spectre,” noted Chris.
