The Tenancy Deposit Scheme (TDS) is a government approved tenancy deposit protection scheme in England and Wales operated by The Dispute Service Ltd.
Established in 2003, TDS is the longest serving government-approved deposit protection scheme. We are also the only not-for-profit scheme.
The Housing Act 2004 requires landlords and letting agents to protect deposits on assured shorthold tenancies in a scheme such as ours. We provide both insurance-backed and custodial tenancy deposit protection with free, impartial dispute resolution for when disagreements arise over how the money is divided.
Problems we solve for agents
We make tenancy deposit protection (TDP) easy. We have the fastest call and email answering times in the industry. Calls are answered in just 32 seconds and disputes are resolved within 11 days. In comparison, the alternative deposit protection schemes’ calls are answered in over 63 seconds and disputes responded to in 14+ days (average figures from MHCLG monthly statistics 31 March 2020 – 30 September 2020). We also continuously invest in the development of innovative technological solutions that automate the more mundane parts of the TDP process to help our customers save time.
We have used the TDS since the introduction of deposit protection schemes, and have continued to enhance a great working relation each year since.
We remain impressed by the level of interaction, customer service and client relations. Our initial years using the services of TDS were through their insured scheme, which worked extremely well, and was of clear benefit to our property management staff and our clients alike. In 2020 we made the decision to move to their custodial offering, as this fell in line with our company direction and vision, to further enhance our client `customer journey`, speeding up and simplifying the processes of initiation, interaction, mediation and deposit return.
Leaving TDS for deposit protection scheme alternatives during our transition in 2020 was never a thought. Offering flexibility of both custodial and insured schemes to suit our business needs simply reaffirmed TDS being the obvious and `go to` option for dealing with the important and complex aspect of residential letting tenancy deposits.
I would highly recommend TDS for agencies of all sizes, and do so confidently having dealt with other scheme providers through property transfers or portfolio acquisitions, and have yet to find service levels and working relationships to match.
